Built from what was already there, Sub Station No. 164 elevates reclaimed timber, exposed brick, and industrial scale into its defining architecture. The building’s strength lies not in erasure, but in intelligent reuse and precision craft.









Overview
Sub Station No. 164 is the ambitious revitalisation of two long-neglected heritage buildings, transformed by Built into one of Sydney’s most progressive commercial developments. Once considered too complex to unlock, the project preserves the industrial character of a 1909 spirit warehouse and a 1930s electrical substation while introducing a sculptural, seven-storey glass office volume that appears to float above the retained heritage fabric.
Our carpentry works formed a critical part of this careful balance between preservation and innovation. Working closely with Built’s multi-disciplinary team, we were involved in the retention, repair, and integration of substantial heritage timber elements throughout the project. A key feature of the build was the reuse of the original timber warehouse floors—complete with their distinctive truss detailing on the underside—as permanent formwork for new reinforced concrete slabs.
Beyond structural integration, our carpentry supported the project’s broader sustainability and circular-economy ambitions. Existing timber removed to accommodate new building elements was carefully salvaged and repurposed, extending the life of original materials and reinforcing the authenticity of the spaces. Through precision workmanship and close coordination within a complex heritage environment, our contribution helped ensure Sub Station No. 164 stands as a benchmark for how century-old buildings can be adapted for future-focused, high-performance commercial use.
